How do I know my roof needs repointing?

Common signs include cracked or crumbling mortar along ridge capping, loose or rattling ridge tiles, pieces of mortar in gutters, and damp patches near the top of ceilings. If your roof is over 15 years old and has never been repointed, it is worth having it checked.

Frequently Asked Questions

Repointing involves renewing the mortar between roof tiles to keep them secure and prevent water from seeping in. This helps to protect your roof from weather-related damage.

Repointing should be done every 10-15 years, depending on the condition of your roof. It’s essential to maintain the structural integrity of your roof and prevent leaks.

The tiles themselves usually outlast everything else on the roof. Monier, one of Australia’s largest tile makers, says it is not uncommon for terracotta tiles to give more than a century of service, and it warrants tiles bought from 1 July 2026 for 30 years. What wears out sooner is the ridge pointing and the mortar bed underneath it, which usually needs attention every 10 to 15 years, and the metal valleys, flashings and fasteners, which corrode first near the coast. Looking after those parts is what keeps a terracotta roof going.

We cover all of Greater Sydney, including the Eastern Suburbs, Northern Beaches, North Shore, Inner West, Sutherland Shire and the Hills District. Our team is based in Bondi Beach and schedules jobs across these areas every week.

Bedding is the mortar that holds ridge capping in place; pointing is the flexible sealing layer applied over it. Rebedding replaces failed mortar, while repointing renews the top seal. Many older Sydney roofs need both, which we confirm when we check the roof.

What people ask Google about this

These are the questions Google itself shows for this service. Here are our answers.

What is repointing on a roof?

The ridge capping along the top of a tiled roof sits on a bed of mortar and is sealed with a flexible pointing compound. Repointing is replacing that compound when it cracks and lets go. Re-bedding is the bigger job underneath it, replacing the mortar bed itself. AS 2050 covers how both are done.

Can you repoint your roof yourself?

It is possible and it is where most amateur roof work fails. The compound has to stay flexible as the roof moves, it has to be applied to a clean bed, and the whole job happens on a pitched roof at height. A repoint that cracks in a year is worse than none, because the water is now getting in under capping that looks sound.

Can Bunnings repoint roof tiles?

Bunnings sells the pointing compound and the tools; they do not do the work. If you are pricing a DIY repoint against a quote, count the compound, the access equipment and the day it takes, and weigh that against a job that carries a warranty.

The rules this job has to meet

Australian standards and Code requirements we work to, with the source for each.

Tiles are only rated to 15 degrees and steeper

AS 2050, the installation standard for concrete and terracotta roof tiles, applies to roofs pitched at 15 degrees or more. Below that the tile system falls outside the standard and a sheet metal profile is the compliant answer, not more bedding and pointing.

Under 18 degrees a tiled roof must be sarked

Any tiled roof pitched at less than 18 degrees has to have sarking underneath it, whatever the rafter or truss length. On older Sydney houses re-roofed before that rule bit, this is a common reason a tiled roof leaks in wind-driven rain.

Ridge capping is bedded and pointed, not glued

AS 2050 governs how ridge and hip capping is bedded and pointed. Flexible pointing compound is what holds the capping as the roof moves; when it cracks and lets go, the capping lifts in wind and water tracks straight into the roof space.

Usually done with this

  • Roof Repair — Repointing holds the capping in place; broken tiles and flashing are a separate repair.
  • Pressure Cleaning — The roof is washed down first so the new pointing bonds to clean tile, not to moss.
