Why Ridge Capping Fails Early Near the Coast

The mortar holding your ridge capping is the part of a tiled roof that gives out first, and coastal conditions bring that forward. Salt-laden air and constant wind work at the mortar joint, and the hot-then-wet cycle over summer opens hairline cracks that let water in behind the capping. Mortar assessment

We assess the condition of the existing mortar, since surface cracking and failed bedding are different problems with different fixes.

Bedding repairs where needed

Where the bed underneath has broken down, the capping is lifted and re-bedded rather than pointed over the top of a failing base.

Flexible pointing applied

Flexible pointing is applied over sound bedding, which copes with the movement and temperature swings a coastal roof goes through.

Pointing is the visible mortar along the edge of the ridge capping. Bedding is the mortar bed underneath that holds the capping in place. Pointing over failed bedding does not hold, so we assess both and tell you which one your roof actually needs.

The usual signs are visible cracking along the ridge line, small pieces of mortar in the gutters, capping that looks slightly out of line, or damp appearing in the roof space near a ridge after heavy rain.

Under 18 degrees a tiled roof must be sarked

Any tiled roof pitched at less than 18 degrees has to have sarking underneath it, whatever the rafter or truss length. On older Sydney houses re-roofed before that rule bit, this is a common reason a tiled roof leaks in wind-driven rain.

Ridge capping is bedded and pointed, not glued

AS 2050 governs how ridge and hip capping is bedded and pointed. Flexible pointing compound is what holds the capping as the roof moves; when it cracks and lets go, the capping lifts in wind and water tracks straight into the roof space.

Tiles are only rated to 15 degrees and steeper

AS 2050, the installation standard for concrete and terracotta roof tiles, applies to roofs pitched at 15 degrees or more. Below that the tile system falls outside the standard and a sheet metal profile is the compliant answer, not more bedding and pointing.

BlueScope names Manly Beach as its metropolitan example of a surf marine environment, the harshest of its three salt classes under AS 4312. Wind, shelter and areas the rain never washes push the real corrosivity higher still, which is why the steel grade used here is not the one used inland.

Your screws have to match your distance from the surf

Class 3 fasteners are only acceptable beyond 1km from marine influence. From 200m to 1km Class 4 is required, and inside 200m even Class 4 is not enough without checking with the supplier. Most of the ocean strip sits inside that band, so standard screws rust out long before the sheeting does.
