Salt, Gum Litter and What They Do to Output

Panels on the peninsula collect two things that inland panels mostly do not: a salt film blown off the water, and the fine litter that comes off gum trees on bush-edge streets. Both dull the glass rather than block it outright, so the loss is gradual and easy to miss until you compare one summer against the last. Birds nesting under panel rows are common here too, and that mess ends up on the panels below and in the gutter. We clean the glass and clear what has collected around and under the array. We do not touch the electrical side.

What the Clean Includes

Array checked first

We look at how the array sits, the roof type underneath and the access before anything starts.

Safe roof access

Two-storey homes and steep blocks are normal here. Access is set up properly rather than improvised.

Panel glass cleaned

The glass is washed to lift the salt film, dust and gum residue that dull it, without harsh scouring on the panel face.

Debris cleared

Leaf litter and bird mess sitting between and under the rows is cleared out, along with whatever has ended up in the gutter below.

Surrounds looked over

We flag anything we notice on the roof around the array, such as lifted flashing or a cracked tile.

Final rinse and check

The panels are rinsed down and the area is checked before we leave.

Frequently Asked Questions

It depends on how exposed the roof is. Panels on a bush-edge or beachfront street pick up litter and salt far faster than panels in a sheltered street, so the honest answer is that we look at yours and tell you what we see.

No. We clean the glass and clear the debris around the array. Anything electrical, including isolators and wiring, is work for a licensed solar installer or electrician.

We clear the leaf litter and bird mess that collects between and under the rows wherever we can reach it safely, and we clear what has washed into the gutter below.

If the array has not been cleaned since it went on, salt and gum litter are almost certainly sitting on the glass. Call us on 0478 688 951 or send the form for a free on-site quote.

The rules this job has to meet

Australian standards and Code requirements we work to, with the source for each.

A safe work method statement applies above 2 metres

NSW work health and safety law requires a safe work method statement for construction work where a person could fall more than two metres. Single-storey gutter and roof work clears that line, which is why the job is planned, harnessed or edge-protected before anyone gets on the roof.

Most fatal falls are from 4 metres or less

SafeWork NSW reports that most serious and fatal falls happen from roofs, ladders and building edges at four metres or under, and a fall from two metres can kill. A single-storey Sydney house is squarely inside that range.

Sydney sheds about 1,213 mm of rain a year

Observatory Hill has averaged around 1,213 mm of rain a year on records kept since 1858. Everything on the roof, from panels and skylights to gutters, has to keep working through that volume of water and the grit it carries off the surface.

Usually done with this

  • Skylight Cleaning — Both are glass on a roof and both lose their point when they are dirty. Done together in one visit.
  • Roof Screw Replacement — Panel mounts sit on the same fasteners as the sheeting, so we check them while we are up there.

What is different about roofs in the Northern Beaches

Quoting solar panel cleaning in the Northern Beaches is not the same job as quoting it elsewhere in Sydney. Colorbond warranty asks for a six monthly wash: The standard warranty requires fresh water washing at least every six months of any roof area rain does not wash naturally, and does not cover failure… That is the kind of detail that changes the materials, the timing and the paperwork on a roof in Manly or the streets around it. Everything below links to the council or standard it comes from, so you can check it yourself.

Colorbond warranty asks for a six monthly wash

The standard warranty requires fresh water washing at least every six months of any roof area rain does not wash naturally, and does not cover failure to replace corroded fasteners. On a coastal home that means eaves, awnings and wall abutments need washing deliberately.

A cleared block can still be bushfire prone

Category 1 vegetation carries a 100 metre buffer on the Council map and categories 2 and 3 carry 30 metres, so a property with no trees on it can still be mapped simply because of the reserve next door. Work on mapped land can pull in AS 3959 requirements.

Clean gutters are a fire measure, not housekeeping

The Rural Fire Service advises against box gutters and complicated roof shapes on bushfire prone land because they trap debris, and warns that second storey gutters make last minute clearing dangerous. Removing litter from roof, valleys and gutters before summer is part of protecting the house.

Manly is the textbook example of a surf environment

BlueScope names Manly Beach as its metropolitan example of a surf marine environment, the harshest of its three salt classes under AS 4312. Wind, shelter and areas the rain never washes push the real corrosivity higher still, which is why the steel grade used here is not the one used inland.

Your screws have to match your distance from the surf

Class 3 fasteners are only acceptable beyond 1km from marine influence. From 200m to 1km Class 4 is required, and inside 200m even Class 4 is not enough without checking with the supplier. Most of the ocean strip sits inside that band, so standard screws rust out long before the sheeting does.

Common questions about solar panel cleaning in the Northern Beaches

Why do roofs corrode faster in the Northern Beaches?

The standard warranty requires fresh water washing at least every six months of any roof area rain does not wash naturally, and does not cover failure to replace corroded fasteners. On a coastal home that means eaves, awnings and wall abutments need washing deliberately.

How often do gutters need clearing in the Northern Beaches?

Category 1 vegetation carries a 100 metre buffer on the Council map and categories 2 and 3 carry 30 metres, so a property with no trees on it can still be mapped simply because of the reserve next door. Work on mapped land can pull in AS 3959 requirements.

Does bushfire risk change what my roof needs in the Northern Beaches?

The Rural Fire Service advises against box gutters and complicated roof shapes on bushfire prone land because they trap debris, and warns that second storey gutters make last minute clearing dangerous. Removing litter from roof, valleys and gutters before summer is part of protecting the house.
