Why Northern Beaches Gutters Fill Faster Than the Rest of Sydney

Two things work against gutters on the peninsula at the same time. Eucalypt litter is oily and breaks down slowly, so instead of washing through it mats together and holds water in the gutter. Salt carried in off the ocean then goes to work on the metal underneath that damp layer. Homes backing onto bush at Belrose, Frenchs Forest and Oxford Falls also collect fine material that slips straight through cheap mesh, and Norfolk pine needles do the same along the coast. A gutter that looks clear from the ground can be holding water within a season.

What a Northern Beaches Gutter Clean Includes

Gutters cleared by hand

We clear leaves, twigs and built-up debris from the gutter line by hand rather than blowing it onto the roof or the garden.

Valleys cleared

The roof valleys are cleared as well. On tiled roofs under gums this is usually where the blockage starts.

Downpipe flow checked

We check that each downpipe is running freely, because a clear gutter with a blocked outlet still overflows.

Visual roof inspection

While we are up there we look over the roof and flag anything we notice, such as cracked tiles or corrosion around fixings.

Before-and-after photos

You get photos of the gutters before and after, so you can see the result without going up a ladder.

Debris taken away

The material we remove leaves with us. Nothing is left bagged up on the property.

Frequently Asked Questions

Twice a year suits most homes on the peninsula, and properties under gums or Norfolk pines are usually better on a shorter cycle. Coastal streets tend to need it more often than the rest of Sydney because salt sits in the damp leaf litter and works on the metal.

Yes. Steep blocks and high-set homes are normal here, from Seaforth and Killarney Heights through to Balgowlah Heights, and we bring the access equipment for them. If access is genuinely difficult we will tell you at the quote rather than on the day.

Yes. We check that each downpipe is flowing, because a gutter can be spotless and still overflow if the outlet underneath is blocked.

The rules this job has to meet

Australian standards and Code requirements we work to, with the source for each.

Downpipes go as close to the valley as possible

The Code requires downpipes to sit as close as practical to where valley gutters discharge. On roofs with several valleys feeding one length of gutter, a downpipe in the wrong position overloads that section long before the rest of the run fills.

One downpipe per 12 metres of gutter

The National Construction Code allows a single downpipe to serve no more than 12 metres of eaves gutter. Long unbroken runs on Sydney terraces and wide Federation frontages often sit over that limit, which is why they overflow in heavy rain even when the gutter is clean.

Sydney sheds about 1,213 mm of rain a year

Observatory Hill has averaged around 1,213 mm of rain a year on records kept since 1858. A 150 square metre roof therefore sends roughly 180,000 litres a year through its gutters and downpipes, which is why a blockage shows up as overflow so quickly.

Usually done with this

  • Tree Trimming Over Roofs — If the gutter fills again within weeks, the problem is usually a branch over the roof, not the gutter itself.
  • Gutter Guard Installation — Gutter guard is what stops the leaves getting in, so the clean lasts a season instead of a month.

What is different about roofs in the Northern Beaches

Quoting gutter cleaning in the Northern Beaches is not the same job as quoting it elsewhere in Sydney. Most gutter trees here cannot legally be removed: You can prune up to 10 per cent of a canopy a year without approval, but the eucalypts, angophoras and banksias that fill Northern Beaches gutters… That is the kind of detail that changes the materials, the timing and the paperwork on a roof in Manly or the streets around it. Everything below links to the council or standard it comes from, so you can check it yourself.

Most gutter trees here cannot legally be removed

You can prune up to 10 per cent of a canopy a year without approval, but the eucalypts, angophoras and banksias that fill Northern Beaches gutters are not on the exempt list, and illegal tree work carries fines up to 1.1 million dollars. Gutter protection is usually the only lawful answer.

Norfolk Island pines are never exempt

The council exempt species list lets you remove camphor laurel, cocos palm, pines and liquidambar without consent, but it specifically does not exempt Norfolk Island Pines, and no exemption applies inside a heritage conservation area. The Moreton Bay and Port Jackson figs are carved out too.

A cleared block can still be bushfire prone

Category 1 vegetation carries a 100 metre buffer on the Council map and categories 2 and 3 carry 30 metres, so a property with no trees on it can still be mapped simply because of the reserve next door. Work on mapped land can pull in AS 3959 requirements.

Clean gutters are a fire measure, not housekeeping

The Rural Fire Service advises against box gutters and complicated roof shapes on bushfire prone land because they trap debris, and warns that second storey gutters make last minute clearing dangerous. Removing litter from roof, valleys and gutters before summer is part of protecting the house.

Autumn arrives as a burst, not a drizzle

Terrey Hills averages 1,216mm of rain a year, almost the same as central Sydney, but with a much sharper autumn peak of 175mm in March alone. Gutters here have to swallow concentrated bursts, which is exactly when an undersized or leaf packed system overflows into the eaves.
