The five leaks we find most often in Sydney

Nearly every roof leak we are called to is one of five things. Knowing which one you have changes what the job costs and how long it takes, so this is what we look for first.

Cracked or missing pointing on the ridge

On a tiled roof this is the most common entry point by a wide margin. The mortar holding the ridge capping cracks as the roof moves, water runs under the capping and tracks down the batten. It shows up inside as a stain metres from the actual gap, which is why it gets misdiagnosed as a broken tile. AS 2050 covers how capping is bedded and pointed, and flexible pointing is what keeps it from cracking again.

Failed screws and washers on a metal roof

The rubber washer under a roofing screw hardens and splits long before the sheet itself fails. Each screw becomes a small open hole, and twenty or thirty of them is normal on anything over fifteen years old near the coast. The rust streaks running down from each screw head are the giveaway, visible from the ground.

Flashing that has lifted or was never sealed

Where the roof meets a wall, a chimney, a skylight or a vent, the flashing is the seal. Lifted, split or badly lapped flashing leaks in wind-driven rain and stays dry the rest of the time, which is why these leaks seem to come and go.

Valley gutters that have rusted or lost their fall

A valley carries far more water than the rest of the roof and corrodes first. The Code requires a valley to sit at more than 12.5 degrees with at least 15 mm of freeboard; below that it has to be designed as a box gutter to AS/NZS 3500.3. Debris caught in a valley holds moisture against the metal and speeds the whole process up.

Broken or slipped tiles

The one everyone assumes it is, and the one it usually is not. A single cracked tile does leak, but it is quick and cheap to replace. We check it first precisely because if that is all it is, you should not be paying for anything more.

Questions we get asked

How do you find a leak that only appears sometimes?

Intermittent leaks are almost always wind-driven: the water only gets in when rain hits from a particular direction. We look at the direction of the stain inside, then work outwards on the roof from the point directly above it, checking flashings and laps rather than tiles.

Is roof repair the same as roof restoration?

No. A repair fixes what is leaking now. A restoration is a full treatment of the whole roof: clean, re-bed and re-point every ridge, replace broken tiles and seal or coat the surface. We quote them separately so you can see what is fixing a problem and what is extending the life of the roof.

Do you repair roofs on strata and apartment buildings?

Yes. We work with strata managers across Sydney and carry the insurance for it. Reports and photographs come with the quote so they can be tabled at a committee meeting.

How soon can you get to an active leak?

AS 2050 governs how ridge and hip capping is bedded and pointed. Flexible pointing compound is what holds the capping as the roof moves; when it cracks and lets go, the capping lifts in wind and water tracks straight into the roof space.

Tiles are only rated to 15 degrees and steeper

AS 2050, the installation standard for concrete and terracotta roof tiles, applies to roofs pitched at 15 degrees or more. Below that the tile system falls outside the standard and a sheet metal profile is the compliant answer, not more bedding and pointing.

Under 18 degrees a tiled roof must be sarked

Any tiled roof pitched at less than 18 degrees has to have sarking underneath it, whatever the rafter or truss length. On older Sydney houses re-roofed before that rule bit, this is a common reason a tiled roof leaks in wind-driven rain.
