Two houses three streets apart in Bondi can need different roofing steel. That is not a sales line, it is in the building code, and it is measured in metres from breaking surf.
How does distance from the beach change what my roof needs?
The National Construction Code grades corrosivity by distance from breaking surf in its sheet roofing table. A home within 100 metres of breaking surf sits in the most severe atmospheric category there is. From 100 to 200 metres the code still requires an AZ200 aluminium/zinc or AM150 coating. Only past 1 kilometre does the standard medium category apply.
That single measurement decides the coating class of your sheeting, and just as importantly the fasteners, flashings, gutters and downpipes.
Why do the screws fail before the roof does?
Because they are usually specified as if the house were inland. On a salt-loaded roof, standard fixings corrode years ahead of the sheeting, and every corroded screw is a leak path and a rust stain running down the sheet. If you are seeing rust rings around screw heads in Bondi, Bronte, Clovelly or Coogee, the fixings are telling you they were the wrong class for the location.
What about mixing metals?
The code is explicit: lead must not be installed upstream of aluminium/zinc materials, and copper must not be upstream of galvanised materials. Water running off the wrong metal onto your roof will eat it. That catches people out with old copper flashings, plumbing vents and air conditioning brackets more often than with the roof itself.
Which Eastern Suburbs streets are most exposed?
Waverley Council maps the cliff tops of Dover Heights and Vaucluse, the North Bondi headlands, Bondi Beach and the headlands south to Clovelly as frontline coastal, directly exposed to strong salt-laden winds. If your street is in that zone, assume the harsher specification rather than hoping.
What can I actually do about it?
- Specify by distance, not by habit. Ask what corrosion category your address falls in before accepting a quote, and make sure the fasteners match it.
- Wash the parts rain never touches. Sheltered eaves, under-awning sections and wall abutments accumulate salt because nothing rinses them. This is the single cheapest thing you can do.
- Replace corroded fixings early. Renewing screws is a fraction of the cost of replacing sheeting that has perforated around them.
- Check for dissimilar metals anywhere water runs from one surface onto another.
The short version
Coastal roofs do not fail because the material was bad. They fail because the material was specified for a suburb a kilometre inland. Ask for the corrosion category of your address, and make the fixings match the sheeting.
