Old Roofs, Shared Rooflines and Heritage Rules

Most of the housing stock here is Victorian or Federation, which means slate and terracotta roofs well past their original design life, with lead flashing and concealed drainage that was never meant to be neglected. Terraces also share a roofline: a valley or a party wall often runs between you and next door, so a fault on one side becomes a problem on the other. On top of that, conservation areas through Balmain, Glebe and Annandale set rules on materials and finish, so a repair done with the wrong product can mean doing it twice.

What an Inner West Roof Repair Involves

Initial inspection

We get onto the roof and go over it properly before quoting, rather than pricing from the ground.

Leak investigation

We trace where water is actually entering, which with concealed drainage is often nowhere near the stain inside.

Slate and tile assessment

Broken or slipped slate is replaced piece by piece where possible, rather than sealed over with silicone that fails in two winters.

Flashing and lead checks

We check the lead work and flashings around parapets, party walls, chimneys and valleys, the usual failure points on these roofs.

Shared roofline scoped clearly

Where a valley or roofline is shared with next door, we make clear which part sits on your side and which does not.

Heritage-appropriate materials

In conservation areas we work with materials and finishes that suit the building rather than whatever is quickest.

Frequently Asked Questions

Yes. Slate is repaired by replacing the broken pieces and re-fixing them properly, not by sealing over the top. We match the slate as closely as we can and reuse sound material where it makes sense.

It is very common here and it needs a conversation before work starts. We scope the job so it is clear what sits on your side and what sits on the neighbour’s, and we are happy to talk it through with them. Fixing half a roof and watching the other half leak into it helps nobody.

They can. Conservation areas through Balmain, Glebe and Annandale have requirements around materials and finish, so we work to suit the building. Using the wrong material can mean the work has to be redone.

The rules this job has to meet

Australian standards and Code requirements we work to, with the source for each.

Corrugated steel needs at least 5 degrees of pitch

CUSTOM ORB corrugated profile is rated down to a minimum roof pitch of 5 degrees. Laid flatter than that, water sits in the pans instead of running off and the sheet holds moisture against the fasteners, no matter how well it is screwed down.

Source: COLORBOND steel roofing, BlueScope

Concealed-fix profiles go down to 1 degree

KLIP-LOK concealed-fix sheeting can be installed to a pitch as low as 1 degree in 0.48 mm base metal thickness, meeting AS/NZS 1562.1:2018. That is the usual answer for a flat rear extension where corrugated sheet would not comply.

AS 1562.1 is the standard your roof is judged against

Sheet metal roof and wall cladding in Australia is installed to AS/NZS 1562.1. It sets the minimum pitch, the fastening pattern and the side and end laps for each profile. Work that departs from it is what an insurer points at after a storm claim.

Usually done with this

  • Roof Screw Replacement — On a metal roof, most leaks are failed screws and washers rather than the sheet itself.
  • Roof Repointing — On a tiled roof, cracked pointing on the ridge capping is the most common entry point for water.

What is different about roofs in the Inner West

Quoting roof repair in the Inner West is not the same job as quoting it elsewhere in Sydney. Adding roof area can trigger a water tank: Marrickville DCP requires on site detention for any extension adding 40 square metres or more of roof or paving, and allows a 5,000 litre retention tank… That is the kind of detail that changes the materials, the timing and the paperwork on a roof in Haberfield or the streets around it. Everything below links to the council or standard it comes from, so you can check it yourself.

Adding roof area can trigger a water tank

Marrickville DCP requires on site detention for any extension adding 40 square metres or more of roof or paving, and allows a 5,000 litre retention tank instead on lots over 200 square metres, plumbed to toilets, laundry and taps.

Pre 1980s homes usually mean asbestos

Inner West Council advises that almost any home built or renovated before the mid 1980s is likely to contain asbestos, commonly in fibro sheeting, roofing and guttering. Over 10 square metres, or anything friable, legally needs a licensed removalist.

Annandale terraces share fire walls, and that is where leaks start

The Annandale conservation area records terracotta, slate and some iron roofing, with a skyline of chimneys, decorative fire-wall dividers between terraces, ridge capping and finials. Those party walls between attached terraces are a recurring source of flashing and box gutter leaks.

Two free skip permits a year, then you pay

Inner West gives only two free skip bin permits per property per year in unmetered streets, and one in metered areas. The permit has to be in hand before the bin arrives and takes two business days. On narrow terrace streets where the bin cannot fit on the property, that permit is part of the job.

Haberfield is heritage listed end to end

The whole suburb is a conservation area, recognised as Australia first planned garden suburb, with a period of significance from about 1900 to the 1940s. In practice almost every roof job in Haberfield is a heritage job.

We cover Haberfield, Ashfield, Summer Hill, Croydon, Leichhardt, Annandale, Balmain, Rozelle, Lilyfield, Marrickville, Dulwich Hill, Petersham, Stanmore, Newtown, Enmore, St Peters, Tempe, Sydenham and Lewisham.

Common questions about roof repair in the Inner West

Why do gutters overflow so easily in the Inner West?

Marrickville DCP requires on site detention for any extension adding 40 square metres or more of roof or paving, and allows a 5,000 litre retention tank instead on lots over 200 square metres, plumbed to toilets, laundry and taps.

Could my old roof or gutters contain asbestos in the Inner West?

Inner West Council advises that almost any home built or renovated before the mid 1980s is likely to contain asbestos, commonly in fibro sheeting, roofing and guttering. Over 10 square metres, or anything friable, legally needs a licensed removalist.
