What the Coast Does to a Roof Coating

Roofs on the peninsula take salt-laden air off the water and hard afternoon sun at the same time. On tiles the factory glaze wears back and the surface starts holding moisture, which is when moss and lichen take hold on the shaded southern face. On metal the coating chalks and fades long before the sheet itself is finished. Neither of those is a reason to replace a roof on its own. A roof that is still sound but looks tired is usually a preparation and coating job rather than a re-roof, and that is the call we make on site before quoting.

What the Roof Painting Includes

Roof inspection first

We look at the roof before quoting a coating. If tiles are cracked or the bedding and pointing have gone, that gets dealt with first, otherwise you are painting over a problem.

Surface cleaning

The roof is cleaned back so the coating has something to hold onto. On a coastal roof that means getting the salt residue, moss and lichen off, not just the loose dirt.

Repairs before coating

Broken tiles are replaced and any repointing that is needed is done before painting starts. We tell you what we found rather than covering it up.

Primer and sealer

A sealer goes on so the topcoats bond properly, which matters more on a porous, weathered tile roof than on a newer one.

Topcoats applied

Coats are applied across the roof surface and left to cure. Colour is your choice and we go through what suits a tiled or a metal roof.

Site left clean

Overspray protection goes up before we start, and the gutters and surrounds are cleared once the work is finished.

No, and we would not sell it to you that way. A coating changes how the roof looks and how the surface sheds water, but a leak comes from cracked tiles, failed pointing or flashing, and that has to be repaired first. We tell you what we find when we inspect.

Salt sits on the surface between rains and keeps the roof damp for longer, which is why coastal roofs chalk and grow lichen faster than roofs a few kilometres inland. It is also why the clean-down before coating matters: paint over salt residue and the coating does not hold.

Yes, and they are different jobs. Metal needs the chalked coating cleaned back and any corroded fasteners dealt with, while tile needs the porous surface sealed first. We look at which one you have and quote accordingly.

Under 18 degrees a tiled roof must be sarked

Any tiled roof pitched at less than 18 degrees has to have sarking underneath it, whatever the rafter or truss length. On older Sydney houses re-roofed before that rule bit, this is a common reason a tiled roof leaks in wind-driven rain.

Ridge capping is bedded and pointed, not glued

AS 2050 governs how ridge and hip capping is bedded and pointed. Flexible pointing compound is what holds the capping as the roof moves; when it cracks and lets go, the capping lifts in wind and water tracks straight into the roof space.

Tiles are only rated to 15 degrees and steeper

AS 2050, the installation standard for concrete and terracotta roof tiles, applies to roofs pitched at 15 degrees or more. Below that the tile system falls outside the standard and a sheet metal profile is the compliant answer, not more bedding and pointing.

In the Manly town centre and Pittwater Road conservation areas, roof alterations must retain the original form and pitch and keep original cladding including slate. Swapping slate or terracotta for profiled metal is a development application, not a like for like repair.

Power tools have a hard stop at 8pm

Noise from power tools must not be audible inside a neighbours habitable room between 8pm and 7am Monday to Saturday, or 8pm and 8am on Sundays and public holidays. That sets the earliest a crew can start saws and nail guns on your street.

Your screws have to match your distance from the surf

Class 3 fasteners are only acceptable beyond 1km from marine influence. From 200m to 1km Class 4 is required, and inside 200m even Class 4 is not enough without checking with the supplier. Most of the ocean strip sits inside that band, so standard screws rust out long before the sheeting does.
