Why Roof Screws Go First on a Coastal Metal Roof

On a metal roof near the ocean the fasteners almost always fail before the sheeting does. Salt-laden air attacks the exposed head and the washer under it, the rubber hardens and shrinks, and the seal that was keeping water out stops working. From the ground the roof still looks sound, but each screw has become a small opening directly into the roof space. The other giveaway is rust streaking down the sheets from the fixing points, which is the screw corroding rather than the roof itself.

Roof Screw Replacement

What the Job Involves

Fastener inspection

We go over the roof and check the fixings across the sheets, ridges and flashings rather than sampling a few.

Loose and corroded screws identified

We identify which fasteners have backed out, corroded or lost their seal, and mark what needs replacing.

Failed fasteners replaced

Failed screws are replaced so the sheet is held down properly and the fixing point is sealed again.

Seals and washers checked

We check the washers and seals at each fixing, since a screw that looks fine can still be leaking through a perished washer.

Sheets and laps checked

While we are across the roof we check the sheets and laps around the fixings for corrosion and lifted edges.

Final inspection

We go back over the completed work and check the roof before we leave.

Frequently Asked Questions

That staining usually comes from the fastener corroding rather than the sheet. Once the head and washer break down, rust runs down the sheet with every rain and the fixing point stops sealing, so it is worth looking at before it becomes a leak.

It depends on the roof. Often the worst-exposed runs have gone while sheltered areas are still sound, so we inspect across the whole roof and quote on what has actually failed rather than replacing everything by default.

Salt-laden air attacks the exposed screw head and hardens the rubber washer underneath. On the peninsula that process runs faster than it does inland, which is why fixings usually need attention well before the sheeting does.

Rust streaks running down from the fixings usually mean the screws are going. Call Vinnie and the local team on 0478 688 951 or send the form for a free on-site quote across the peninsula.

The rules this job has to meet

Australian standards and Code requirements we work to, with the source for each.

Corrugated steel needs at least 5 degrees of pitch

CUSTOM ORB corrugated profile is rated down to a minimum roof pitch of 5 degrees. Laid flatter than that, water sits in the pans instead of running off and the sheet holds moisture against the fasteners, no matter how well it is screwed down.

Source: COLORBOND steel roofing, BlueScope

Concealed-fix profiles go down to 1 degree

KLIP-LOK concealed-fix sheeting can be installed to a pitch as low as 1 degree in 0.48 mm base metal thickness, meeting AS/NZS 1562.1:2018. That is the usual answer for a flat rear extension where corrugated sheet would not comply.

Source: AS/NZS 1562.1:2018, Standards Australia

AS 1562.1 is the standard your roof is judged against

Sheet metal roof and wall cladding in Australia is installed to AS/NZS 1562.1. It sets the minimum pitch, the fastening pattern and the side and end laps for each profile. Work that departs from it is what an insurer points at after a storm claim.

Source: AS/NZS 1562.1:2018, Standards Australia

Usually done with this

  • Roof Repair — If the sheet itself is holed or the flashing has lifted, new screws will not stop the leak.
  • Roof Painting — Once the fasteners are sound, resealing and coating is what stops the rust coming back.

What is different about roofs in the Northern Beaches

Quoting roof screw replacement in the Northern Beaches is not the same job as quoting it elsewhere in Sydney. The June 2016 storm is the local benchmark: That east coast low dropped 226.6mm on Sydney in three days with gusts to 98km/h, and the Bureau records severe coastal erosion at Collaroy. Flashings, fixings… That is the kind of detail that changes the materials, the timing and the paperwork on a roof in Manly or the streets around it. Everything below links to the council or standard it comes from, so you can check it yourself.

Three beaches here are official erosion hotspots

Collaroy-Narrabeen, Bilgola and Basin Beach at Mona Vale are formally classified by the NSW Government as coastal erosion hotspots, and council maintains emergency action sub plans for each. Homes on those strips take the most direct wind-driven salt and storm loading in the area.

Manly is the textbook example of a surf environment

BlueScope names Manly Beach as its metropolitan example of a surf marine environment, the harshest of its three salt classes under AS 4312. Wind, shelter and areas the rain never washes push the real corrosivity higher still, which is why the steel grade used here is not the one used inland.

Your screws have to match your distance from the surf

Class 3 fasteners are only acceptable beyond 1km from marine influence. From 200m to 1km Class 4 is required, and inside 200m even Class 4 is not enough without checking with the supplier. Most of the ocean strip sits inside that band, so standard screws rust out long before the sheeting does.

Colorbond warranty asks for a six monthly wash

The standard warranty requires fresh water washing at least every six months of any roof area rain does not wash naturally, and does not cover failure to replace corroded fasteners. On a coastal home that means eaves, awnings and wall abutments need washing deliberately.
