Heavy Canopy, Narrow Access and Concealed Drainage

The Inner West has one of the densest street canopies in Sydney, and plane trees, jacarandas and figs drop a lot of material in autumn. Unlike the coast there is no salt driving corrosion, so the enemy here is water that cannot get away. On terraces the drainage is often concealed rather than hanging off the edge, which means when it blocks the water backs up under the roof instead of spilling over the front. Add narrow rear lanes and no off-street parking on many streets, and access becomes part of the job rather than an afterthought.

What an Inner West Gutter Clean Includes

Gutters cleared by hand

Leaves and built-up debris come out by hand rather than being blown across the roof or into a neighbour's yard.

Valleys and internal gutters cleared

Valleys and concealed gutter runs are cleared, which on Inner West terraces is where trouble usually starts.

Outlets and downpipes checked

We check the outlets and downpipes are flowing. On concealed drainage a blocked outlet is what sends water inside.

Visual roof inspection

While we are up there we look over the roof and flag what we notice, including slipped slate or failing flashing.

Before-and-after photos

You get photos of the gutters before and after, so you can see the result without going up there.

Debris taken away

What we remove leaves with us, which matters on terraces where there is nowhere to put a pile of wet leaf.

Frequently Asked Questions

Because the drainage is likely concealed rather than hanging off the roof edge. When a run between roof planes or behind a parapet blocks, the water has nowhere to go but into the building, which is why the first sign is usually a ceiling stain rather than a splash out the front.

Yes. Narrow frontages, rear lanes and no off-street parking are normal here, and we bring access equipment suited to it. If a property genuinely cannot be accessed safely we will tell you at the quote rather than on the day.

Twice a year suits most properties, with the main clear-out after the autumn leaf drop. Homes under large plane trees or figs are usually better on a shorter cycle, since that canopy drops more material than a typical Sydney street.

The rules this job has to meet

Australian standards and Code requirements we work to, with the source for each.

Valley gutters need 15 mm of freeboard

A valley gutter must be laid at more than 12.5 degrees, with at least 15 mm of freeboard and side angles of 12.5 degrees or more. Below 12.5 degrees it has to be designed as a box gutter to AS/NZS 3500.3 instead, which is a different job with different flashing.

Downpipes go as close to the valley as possible

The Code requires downpipes to sit as close as practical to where valley gutters discharge. On roofs with several valleys feeding one length of gutter, a downpipe in the wrong position overloads that section long before the rest of the run fills.

One downpipe per 12 metres of gutter

The National Construction Code allows a single downpipe to serve no more than 12 metres of eaves gutter. Long unbroken runs on Sydney terraces and wide Federation frontages often sit over that limit, which is why they overflow in heavy rain even when the gutter is clean.

Usually done with this

  • Tree Trimming Over Roofs — If the gutter fills again within weeks, the problem is usually a branch over the roof, not the gutter itself.
  • Gutter Guard Installation — Gutter guard is what stops the leaves getting in, so the clean lasts a season instead of a month.

What is different about roofs in the Inner West

Quoting gutter cleaning in the Inner West is not the same job as quoting it elsewhere in Sydney. You need a permit to cut back that overhanging branch: Any tree 4 metres or taller is a prescribed tree in the Inner West, and pruning more than 10 per cent of its canopy needs a… That is the kind of detail that changes the materials, the timing and the paperwork on a roof in Haberfield or the streets around it. Everything below links to the council or standard it comes from, so you can check it yourself.

You need a permit to cut back that overhanging branch

Any tree 4 metres or taller is a prescribed tree in the Inner West, and pruning more than 10 per cent of its canopy needs a permit, or a full application if the property is heritage listed. Clearing a gutter by lopping a neighbours branch is exactly that situation.

Brush box drops all year, not just in autumn

Ashfield street tree records list brush box avenues in Cecil, Oak, Federal, Ilford and Orpington Streets, with prickly paperbark common elsewhere. Both shed leaf and bark year round, so gutters here fill slowly and constantly rather than in one seasonal drop.

Pre 1980s homes usually mean asbestos

Inner West Council advises that almost any home built or renovated before the mid 1980s is likely to contain asbestos, commonly in fibro sheeting, roofing and guttering. Over 10 square metres, or anything friable, legally needs a licensed removalist.

Annandale terraces share fire walls, and that is where leaks start

The Annandale conservation area records terracotta, slate and some iron roofing, with a skyline of chimneys, decorative fire-wall dividers between terraces, ridge capping and finials. Those party walls between attached terraces are a recurring source of flashing and box gutter leaks.

Ordinary storms flood thousands of homes here

The Marrickville Valley flood study found 3,989 properties taking more than 150mm of water in a 1 per cent storm, and 3,151 properties still flooded to that depth in a storm as common as a 2 year event. Flat ground and slow drainage are the cause, so undersized downpipes and blocked gutters bite in ordinary rain.

Could my old roof or gutters contain asbestos in the Inner West?
