Where the Metal Roofs Actually Are

Most Inner West houses were not built with a metal roof, but plenty of them have one now: the rear extension, the garage, the studio out the back, the carport, the flat roof over a kitchen addition. Those are the roofs where fasteners fail. The rubber washer hardens and splits, the head corrodes and the screw loses its seal, and because these roofs are low pitch the water does not run away from the fixing, it sits on it. The leak then shows up in the middle of a sheet with nothing visibly wrong nearby.

What the Work Includes

Where the metal actually is

The rear extension, the garage, the studio, the carport. We identify every metal roof on the property first, because they are rarely the same age.

Fixings counted

We go along the sheets and count what has failed rather than quoting a lump sum for a roof nobody has looked at.

New screws and seals fitted

Failed fasteners come out and new screws with sound seals go in at the right depth. Over-tightening is what kills the next washer.

Corroded sheet flagged

Where the sheet itself has gone around a fixing, a new screw will not seal it. We show you rather than tightening it and walking away.

Low-pitch detail checked

On a flat or near-flat extension roof the water sits rather than runs, so the laps and end fixings get a closer look.

Old screws taken out

Removed fasteners and swarf are collected off the roof and out of the gutter so nothing is left there to rust.

Frequently Asked Questions

Because the fixing itself is the hole. Once the washer splits, water gets in at the screw and travels along the underside of the sheet before it drips, which is why the wet patch inside rarely lines up with the fault.

If the roof is one age and the same fasteners are going across it, replacing a whole run is usually more sensible than chasing one screw at a time. We give you both options at quote stage.

Yes. Low-pitch roofs are where most of this work is here, and they are also the ones where a failed seal causes trouble fastest, because the water does not run off the fixing.

Rust streaks under the screw heads, or a drip with nothing obviously broken nearby, usually means the fasteners. Call 0452 223 327 or send the form for a free on-site quote.

The rules this job has to meet

Australian standards and Code requirements we work to, with the source for each.

Concealed-fix profiles go down to 1 degree

KLIP-LOK concealed-fix sheeting can be installed to a pitch as low as 1 degree in 0.48 mm base metal thickness, meeting AS/NZS 1562.1:2018. That is the usual answer for a flat rear extension where corrugated sheet would not comply.

Source: AS/NZS 1562.1:2018, Standards Australia

AS 1562.1 is the standard your roof is judged against

Sheet metal roof and wall cladding in Australia is installed to AS/NZS 1562.1. It sets the minimum pitch, the fastening pattern and the side and end laps for each profile. Work that departs from it is what an insurer points at after a storm claim.

Source: AS/NZS 1562.1:2018, Standards Australia

Corrugated steel needs at least 5 degrees of pitch

CUSTOM ORB corrugated profile is rated down to a minimum roof pitch of 5 degrees. Laid flatter than that, water sits in the pans instead of running off and the sheet holds moisture against the fasteners, no matter how well it is screwed down.

Usually done with this

  • Roof Repair — If the sheet itself is holed or the flashing has lifted, new screws will not stop the leak.
  • Roof Painting — Once the fasteners are sound, resealing and coating is what stops the rust coming back.

What is different about roofs in the Inner West

Quoting roof screw replacement in the Inner West is not the same job as quoting it elsewhere in Sydney. Ordinary storms flood thousands of homes here: The Marrickville Valley flood study found 3,989 properties taking more than 150mm of water in a 1 per cent storm, and 3,151 properties still flooded to… That is the kind of detail that changes the materials, the timing and the paperwork on a roof in Haberfield or the streets around it. Everything below links to the council or standard it comes from, so you can check it yourself.

Ordinary storms flood thousands of homes here

The Marrickville Valley flood study found 3,989 properties taking more than 150mm of water in a 1 per cent storm, and 3,151 properties still flooded to that depth in a storm as common as a 2 year event. Flat ground and slow drainage are the cause, so undersized downpipes and blocked gutters bite in ordinary rain.

Most local flooding is overland, not creek

In the Dobroyd and Hawthorne Canal catchments, 885 of 1,446 and 690 of 1,036 flood planning lots are affected by overland flow alone. Where your roof water is discharged, and whether it is piped properly to the kerb, matters more than how close you are to a watercourse.

Haberfield is heritage listed end to end

The whole suburb is a conservation area, recognised as Australia first planned garden suburb, with a period of significance from about 1900 to the 1940s. In practice almost every roof job in Haberfield is a heritage job.

Only four roofing materials are allowed in Haberfield

The DCP limits replacement roofing to unglazed terracotta Marseilles tiles, terracotta shingle tiles, Welsh slate, or non-reflective corrugated galvanised steel, and the steel only at the rear or on skillion roofs. Finials and ridge capping have to be kept and reinstated.

No dormers, and one skylight per rear plane

Haberfield does not permit skylights on the front or side of the main roof and does not permit dormers at all. Hot water and solar tanks cannot sit on the roof either: they go inside the roof space or out of public view.
