Roofs in Brookvale

Brookvale is two different roofing jobs in the same postcode.

On the commercial side, around the Warringah Mall precinct and the light-industrial streets behind it, you have large low-pitch metal roofs, long runs of box gutter and internal downpipes. The failure there is not a cracked tile. It is a box gutter that cannot cope with a heavy burst because debris has narrowed it, and the water goes into the building instead of down the pipe. That work also has to be scheduled around a business that is trading, so access and timing are part of the quote, not an afterthought.

On the residential streets it is mostly post-war brick and tile, much of it still on its original bedding and pointing after sixty-odd years of movement. The calls we get are ridge capping that has lifted, valley irons that have rusted through under the tiles, and leaks that only show up in a south-westerly, because that is the direction the rain is driven from.

Brookvale sits far enough back from the beach that salt is less aggressive here than at Mona Vale or Manly. But it is low, and it takes run-off from the higher ground around it. Undersized and sagging gutters show up in Brookvale more than in most suburbs we work in.

Frequently Asked Questions

Yes. Most commercial roofs in Brookvale are worked on while the business keeps trading. We plan where we set up, when we are on the roof and how we keep staff and customers clear of the work around your opening hours, and all of that is agreed in the quote before we start.

Because that is the direction the rain is driven from in Brookvale. Wind pushes water up under lifted ridge capping, through cracked pointing and past rusted valley irons that cope fine when the rain falls straight down. If a leak only shows up in a south-westerly, the fault is almost always on the side of the roof facing that wind, and that is where we start looking.

Roofs in Brookvale are not like the rest of the Northern Beaches

Brookvale is the working centre of the Northern Beaches: the largest industrial and commercial area on the peninsula, wrapped around Westfield Warringah Mall, the bus depot, the car dealerships and the printing trade. That mix puts two completely different kinds of roof within a few streets of each other, and they fail in different ways.

Warringah Mall and the streets around it

The blocks bounded by Pittwater Road, Old Pittwater Road, Cross Street and Winbourne Road carry the densest run of commercial roofing on the peninsula. Retail and light industrial roofs here are almost all low-pitch sheet metal, and almost all draining internally. When one of them backs up, the water has nowhere to go but through the ceiling of a trading business.

The creek line and where water ends up

Brookvale sits low relative to the ridges either side of it, and stormwater from a large catchment passes through the suburb on its way to the lagoon. That means downpipe and stormwater connections matter more here than the gutter itself: a gutter that drains into a blocked or undersized connection will overflow no matter how clean it is.

Roofs over car yards, workshops and printers

Awnings, canopies and roller-door lintels are where commercial roofs in Brookvale actually leak. They are added later, flashed into an existing roof, and the junction between old and new is rarely detailed as well as the original. It is the first place we look on a workshop or a dealership.

Long-span commercial roofs and box gutters

Warehouse and workshop roofs in Brookvale are wide, low-pitched sheet metal draining into internal box gutters rather than eaves gutters. A box gutter is a different animal: it has to be designed to AS/NZS 3500.3, and when it overflows the water goes inside the building, not over the edge. Most of the urgent calls we get from Brookvale businesses are box gutters, not roofs.

Post-war housing on the residential streets

Away from the industrial blocks, Brookvale is largely mid-century housing with concrete tile or early Colorbond roofs. Both are now at the age where the pointing has gone brittle and the original fasteners have given up, and both are simple to fix now and harder to fix later.

Grit and industrial fallout in the gutters

Gutters near the industrial blocks collect a fine, heavy grit that ordinary leaf debris does not. It holds moisture against the base of the gutter and starts corrosion from the inside, so a Brookvale gutter can rust through while looking clear from the ground.

Access on a working site

Commercial roof work in Brookvale means working around trading hours, staff and deliveries. We plan access before quoting rather than turning up and finding a truck bay under the only safe set-up point.

Questions from Brookvale

Do you work on commercial and industrial roofs in Brookvale?

Yes. Box gutters, sheet metal roofing, downpipes and stormwater connections on warehouses, workshops and retail. We are fully insured for commercial sites and can work outside trading hours where access needs it.

Why does my Brookvale gutter rust when it is never full of leaves?

Fine industrial grit settles in the base of the gutter and holds water against the metal. It never looks blocked, but the gutter corrodes from the inside out. It is the most common thing we find on the industrial side of the suburb.
