Why Salt and Sand Change the Job Out Here

Homes along Bondi, Bronte, Tamarama, Clovelly and Coogee sit within about a kilometre of the surf, and that constant salt-laden spray corrodes gutters, valley irons and fixings faster than anywhere inland. Add fine wind-blown sand and the leaf drop from the figs and plane trees around Centennial Park, and gutters here fill with a heavy, damp mix that holds moisture against the metal. Clearing it is not only about stopping an overflow, it is what stops the salt sitting there and eating the roofline.

What an Eastern Suburbs Gutter Clean Includes

Gutters cleared by hand

Leaves, sand and built-up debris come out of the gutter line by hand rather than being blown across the roof or into the garden.

Valleys cleared

Roof valleys are cleared as well, which on the older tiled roofs through Randwick and Waverley is usually where a blockage begins.

Downpipe flow checked

We check each downpipe runs freely. On terraces the outlet is often the restriction rather than the gutter itself.

Visual roof inspection

While we are up there we look over the roof and flag what we notice, such as cracked tiles or corrosion around fixings.

Before-and-after photos

You get photos of the gutters before and after, which is also what a strata committee usually wants to see.

Debris taken away

What we remove leaves with us. Nothing is left bagged up on the property or in a common area.

Frequently Asked Questions

Yes, and it is noticeable. Properties within roughly a kilometre of the surf cop constant salt-laden spray, which attacks fixings and valley irons first. Keeping gutters clear of damp debris removes the salt trap and adds years to the roofline.

Yes. In blocks through Bondi Junction, Randwick and Kingsford the roof and gutters sit on common property, so the committee usually needs documentation before approving work. We photograph the condition before and after and provide a written scope you can hand straight to the committee or building manager.

Usually yes. Terraces through Paddington, Woollahra and Waverley often have no side access, so we work from the front with the right access equipment. If it genuinely cannot be done safely we tell you at the quote rather than on the day.

The rules this job has to meet

Australian standards and Code requirements we work to, with the source for each.

Sydney sheds about 1,213 mm of rain a year

Observatory Hill has averaged around 1,213 mm of rain a year on records kept since 1858. A 150 square metre roof therefore sends roughly 180,000 litres a year through its gutters and downpipes, which is why a blockage shows up as overflow so quickly.

Valley gutters need 15 mm of freeboard

A valley gutter must be laid at more than 12.5 degrees, with at least 15 mm of freeboard and side angles of 12.5 degrees or more. Below 12.5 degrees it has to be designed as a box gutter to AS/NZS 3500.3 instead, which is a different job with different flashing.

Downpipes go as close to the valley as possible

The Code requires downpipes to sit as close as practical to where valley gutters discharge. On roofs with several valleys feeding one length of gutter, a downpipe in the wrong position overloads that section long before the rest of the run fills.

What is different about roofs in the Eastern Suburbs

Quoting gutter cleaning in the Eastern Suburbs is not the same job as quoting it elsewhere in Sydney. Concrete tiles are banned in Paddington: Woollahra DCP lists concrete roof tiles as intrusive and not permitted in the Paddington conservation area. Only natural slate, short-length corrugated galvanised iron or unglazed terracotta… That is the kind of detail that changes the materials, the timing and the paperwork on a roof in Bondi or the streets around it. Everything below links to the council or standard it comes from, so you can check it yourself.

Distance from the surf changes the metal you need

The National Construction Code puts a home within 100m of breaking surf in the harshest corrosion category. Between 100m and 200m an AZ200 or AM150 coating is required, and only past 1km does the standard category apply. That changes fixings, flashings, gutters and downpipes.

Coastal street trees drop fine needles, not big leaves

Waverley maps the cliff tops of Dover Heights and Vaucluse, the North Bondi headlands and the coast down to Clovelly as frontline coastal. The dominant trees there are Norfolk Island pine, coastal banksia, melaleuca and bottlebrush, which pack a gutter gradually instead of blocking it in one drop.

Gutter condition decides stormwater disputes

Waverley only investigates water running from one property to another where there is clear evidence of defective roof drainage or a deliberately altered water path, not where it comes from natural fall or only in extreme weather.

Heritage rules decide your roof material

Waverley Council lists 17 heritage conservation areas, including Bondi Beach, Charing Cross and Queens Park. Inside them the roof material and colour are assessed, not waved through, and most external work needs consent.
