Paddington roofs are some of the oldest we work on in Sydney. Long rows of Victorian terraces, slate and terracotta behind parapets, and box gutters that carry the water from two roofs at once. Most of the suburb is under heritage controls, so every repair keeps the original look.
Slate itself lasts a very long time. What fails is what holds it: the original nails rust through, slates slip down the roof, and gaps open up that let wind driven rain in. We refix and replace individual slates with matching ones rather than disturbing the whole roof.
The box gutter behind the parapet and the one over the back wing take water from more than one roof. A small blockage at the outlet backs water up fast, and because the gutter sits inside the building line, an overflow ends up in the ceiling rather than on the footpath.
The flashings where the roof meets the parapet and the walls shared with the neighbours are the most common leak points on a terrace. Old lead and mortar flashings crack with movement, and they are checked and resealed on every terrace roof we work on.
Inside a conservation area, roof material, profile and colour matter. Repairs keep the original slate or terracotta and the original details, and if a change is needed it is worth checking with council before any work is planned.
Yes. Most Paddington terraces have none. We reach the roof from the street or the rear lane, protect the front and the neighbours on both sides, and plan the setup before we arrive.
At least once a year, and more often under trees. The box gutter and its outlet are the parts that cause ceiling leaks on a terrace, and clearing them is quick compared with fixing water damage inside.
