Clovelly roofs are mostly shared roofs. Close to half the homes are flats and about a quarter are semis, terraces or townhouses, according to the 2021 Census. Modern Clovelly grew around the tram line completed in 1913, and the Inter-War flat buildings around Moira Crescent, partly in Clovelly and partly in Coogee, are now a heritage conservation area.
Around Moira Crescent, the Randwick DCP notes both traditional hipped roofs and flat roofs with parapets. On a flat roof behind a parapet the water has to get out through its outlets, so one blocked outlet can pond water over the top floor units. We clear the outlets, check the parapet cappings and reseal the flashings where roof meets wall.
Red terracotta tiles are listed among the character values of the Moira Crescent area, where the Randwick DCP says original fabric should be maintained. For heritage items and contributory buildings, roofing materials used in repairs must match the existing ones and chimneys must stay. We swap cracked tiles for matching profiles, rebed and repoint ridge capping, and keep the original tiles wherever they are still sound.
Some buildings with shops below and homes above on Clovelly Road are listed heritage items, such as the Walders Corner group at 319 to 325 Clovelly Road near the corner of Arden Street. In that row, 323 shares common walls with 321 and 325, so a failed flashing or gutter on one roof can show up as a leak next door. For the smaller commercial centres on Clovelly Road in the Northern Coast character area, the DCP expects historic roof forms and facade detailing to be kept where they add to the streetscape.
The local character controls for the Northern Coast area, which takes in the coastal parts of Clovelly, say exterior colour schemes must complement the natural elements of the coast. For development on land mapped as Foreshore Scenic Protection Area, the DCP also asks for mostly light toned neutral colours, no highly reflective surfaces or bright colours, and finishes that stand up to coastal weathering. Check with council whether your home is in that area before you choose a roof painting colour.
No. The Moira Crescent heritage conservation area covers Moira Crescent, part of Marcel Avenue and several lots fronting Clovelly Road, and lies partly in Clovelly and partly in Coogee. Some individual buildings are also listed heritage items, such as Pohills Corner at 317 Clovelly Road. Council has a heritage page that links to the current LEP heritage list, so you can check your address before roof work.
Yes. Close to half the homes in Clovelly are flats or apartments, so many roofs here are looked after by a strata committee. We inspect the whole roof, including gutters, outlets and ridge capping, and send one written quote the committee can table at its next meeting. Get a free quote.
