Roofs in Double Bay

Double Bay is a valley, and that changes how its roofs are seen. The Woollahra precinct controls describe the Double Bay residential precinct as sitting in a low lying basin that frames the foreshore, and the Double Bay Centre controls place the village at the base of a valley between the ridges of Darling Point and Bellevue Hill. The same document notes that roofs in the centre are highly visible and often sit in the foreground of a harbour view, so a patch in the wrong tile or colour shows.

The housing is a mix of dwelling houses, terraces and residential flat buildings, including Inter-War flat buildings around William Street, New South Head Road and Gladswood Gardens. At the base of the valley, Forrest Road, Glendon Road and parts of Manning Road have single storey bungalows and semi-detached houses. Inside the Double Bay Centre, Transvaal Avenue is a heritage conservation area, developed in the early 1900s with eight pairs of Federation semi-detached cottages and now a retail strip.

The other constant is trees. Double Bay looks onto the calm water of the harbour rather than the open ocean, and the precinct controls describe its tree canopy as a prominent part of how Woollahra presents from the harbour, one that should be maintained. Norfolk Island pines and Moreton Bay and Port Jackson figs in the Ocean Avenue road reserve are listed heritage items in their own right. Leaves and needles collect in gutters, valleys and downpipes, so gutter cleaning and gutter guards matter here as much as roof repairs.

Frequently Asked Questions

Check with Council before work starts. Under clause 5.10 of the Woollahra LEP 2014, development consent is needed to alter the exterior of a building in a heritage conservation area, including changes to its detail, fabric, finish or appearance. It is not needed if you notify Council and it advises in writing, before any work is carried out, that the work is minor or maintenance and would not adversely affect heritage significance. Where an application is needed, the Double Bay Centre DCP asks for a heritage impact statement with any proposal that changes the external appearance of a property in the area, unless Council deems the change minor. We plan repairs in matching terracotta and leave the chimneys in place.

Tree trimming is one of our services, but in Woollahra many trees need a permit first. Council says most species taller than 5 m, or with a crown spread over 3 m, are covered by its tree management rules, and pruning a covered tree needs an application to Council. You still need to apply when the branches belong to a neighbouring tree that hangs over your boundary. Some Double Bay trees, including figs and pines in Ocean Avenue, are also listed heritage items. We can clean the gutters and fit gutter guard while any permit is sorted out, then do the pruning once it is in place.

Inter-War flats, Federation semis and a mature tree canopy

Double Bay sits in a low basin on the harbour, with the village at the base of a valley and the ridges of Darling Point and Bellevue Hill rising around it. Roofs here range from Inter-War flat buildings and terraces to Federation semis and bungalows, and many sit under mature trees. In the village, roofs are also seen from higher ground, so how a repair looks matters as much as keeping the water out.

Inter-War flat buildings

The Woollahra precinct controls name the Inter-War flat buildings around William Street, New South Head Road and Gladswood Gardens as worthy of retention. Where alterations need consent, the controls ask that the original character is kept through appropriate materials and that significant and traditional elements visible from the street are not significantly altered. On a building like this, roof repairs are done in materials that match the original.

Transvaal Avenue cottages

Transvaal Avenue was developed in the early 1900s with eight pairs of Federation semi-detached cottages and is now a heritage conservation area and retail strip. Each cottage has a steeply pitched terracotta hipped roof with chimneys and a gable with decorative timber barges, and the low roofs at the rear are corrugated metal. The Double Bay Centre DCP says the original terracotta roof forms, chimneys and chimney pots must be retained and conserved, so broken tiles and ridges are fixed in matching terracotta.

Gutters under the canopy

The precinct controls list the established tree canopy and the avenue plantings in Ocean Avenue, Bay Street and William Street among the key elements of the Double Bay precinct. The Double Bay Tree Trail runs from Redleaf up Ocean Avenue past pines and figs given ages of 130 years or more. Leaves and needles settle in gutters, valleys and downpipes and hold water against the roof, so regular gutter cleaning or gutter guard keeps that in check.

Roofs seen from above

The village sits at the base of a large natural amphitheatre, and the Double Bay Centre DCP notes that its roof forms are highly visible, often forming the foreground to a harbour view. Existing roofs there include hips, gables, flat roofs, parapets and roof decks, with parapets common along New South Head Road. Tiles, flashings, cappings and ridges patched in the wrong colour or profile stand out from higher ground, so we match materials to look right from above too.

Questions from Double Bay

How do I check if my Double Bay home is heritage listed?

Council says the section 10.7 planning certificate for a property shows whether it is a heritage item or inside a heritage conservation area. Schedule 5 of the Woollahra LEP 2014 lists the items. In Double Bay these include terrace houses in Cooper Street, houses in Ocean Avenue and Wiston Gardens, Gladswood House in Gladswood Gardens, and a number of trees.

Can you repair one half of a semi-detached roof?

Yes. Double Bay has semi-detached pairs from Transvaal Avenue to Forrest Road and Glendon Road. We repair your half and check the shared ridge, the party wall and the gutter line where the two roofs meet, so water does not cross from one side to the other. Where alterations need consent, the Woollahra controls ask that the roof matches the existing roof in style, pitch, material, profile and colour, that existing chimneys are retained, and that roof design does not create stormwater spillover.
