Why Gutters Fail Faster Near the Surf

Homes along Bondi, Bronte, Tamarama, Clovelly and Coogee sit within about a kilometre of the surf, and salt-laden spray works on gutters from the joints and fixings first. The National Construction Code puts a home within 100m of breaking surf in its harshest corrosion category, which is why a steel gutter here can rust through at the stop ends and brackets long before it looks worn from the street.

Inland, through Paddington, Woollahra and Randwick, the problem is more often age: joints that have let go, sagging runs that hold water, and box gutters on terraces that leak inside before they ever overflow outside. We look at the whole run and tell you straight up whether a section can be repaired or needs replacing.

What Gutter Repairs in the Eastern Suburbs Include

Leaking joints resealed

Joints, stop ends and corners that drip are cleaned back and resealed, or the joint is remade where sealant alone will not hold.

Rust holes dealt with

Small rust holes are patched. Where salt has thinned a whole section, we tell you and quote that section rather than patching it twice.

Brackets and fall corrected

Loose or rusted brackets are refixed so the gutter falls to the outlet again instead of holding water along the run.

Outlets and downpipes checked

We check that every outlet and downpipe connection is sound, because a leak at the outlet is often blamed on the gutter.

Before-and-after photos

You get photos of the problem and the finished repair, which is also what a strata committee usually wants to see.

Repair or replace, straight up

If a run is past repair we say so and explain why, instead of selling a fix that will fail again next winter.

Frequently Asked Questions

It depends on how much of the metal is left. A few rust holes in an otherwise sound run can be patched. When salt has thinned the whole section, which is common within a kilometre of the surf, patching only moves the leak along, and we tell you that before quoting.

On many Paddington and Woollahra terraces the drainage is a box gutter or a concealed gutter behind a parapet, so when a joint or outlet fails the water goes into the building instead of over the edge. The repair is at that joint or outlet, not the visible gutter.

Yes. In blocks through Bondi Junction, Randwick and Kingsford the gutters sit on common property, so we send the committee a written quote with photos of the problem before any work is approved.

Suburbs we cover in detail

The rules this job has to meet

Australian standards and Code requirements we work to, with the source for each.

One downpipe per 12 metres of gutter

The National Construction Code allows a single downpipe to serve no more than 12 metres of eaves gutter. Long unbroken runs on Sydney terraces and wide Federation frontages often sit over that limit, which is why they overflow in heavy rain even when the gutter is clean.

Sydney sheds about 1,213 mm of rain a year

Observatory Hill has averaged around 1,213 mm of rain a year on records kept since 1858. A 150 square metre roof therefore sends roughly 180,000 litres a year through its gutters and downpipes, which is why a blockage shows up as overflow so quickly.

Valley gutters need 15 mm of freeboard

A valley gutter must be laid at more than 12.5 degrees, with at least 15 mm of freeboard and side angles of 12.5 degrees or more. Below 12.5 degrees it has to be designed as a box gutter to AS/NZS 3500.3 instead, which is a different job with different flashing.

What is different about roofs in the Eastern Suburbs

Gutter repairs in the Eastern Suburbs has its own rules: heritage areas, salt air and tight access all change how the job is done. Everything below links to the council or standard it comes from, so you can check it yourself.

Gutter condition decides stormwater disputes

Waverley only investigates water running from one property to another where there is clear evidence of defective roof drainage or a deliberately altered water path, not where it comes from natural fall or only in extreme weather.

Heritage rules decide your roof material

Waverley Council lists 17 heritage conservation areas, including Bondi Beach, Charing Cross and Queens Park. Inside them the roof material and colour are assessed, not waved through, and most external work needs consent.

Concrete tiles are banned in Paddington

Woollahra DCP lists concrete roof tiles as intrusive and not permitted in the Paddington conservation area. Only natural slate, short-length corrugated galvanised iron or unglazed terracotta are allowed.

Distance from the surf changes the metal you need

The National Construction Code puts a home within 100m of breaking surf in the harshest corrosion category. Between 100m and 200m an AZ200 or AM150 coating is required, and only past 1km does the standard category apply. That changes fixings, flashings, gutters and downpipes.

Coastal street trees drop fine needles, not big leaves

Waverley maps the cliff tops of Dover Heights and Vaucluse, the North Bondi headlands and the coast down to Clovelly as frontline coastal. The dominant trees there are Norfolk Island pine, coastal banksia, melaleuca and bottlebrush, which pack a gutter gradually instead of blocking it in one drop.

We cover Bondi, Bondi Beach, North Bondi, Bondi Junction, Bronte, Tamarama, Clovelly, Coogee, South Coogee, Randwick, Kensington, Kingsford, Maroubra, Vaucluse, Dover Heights, Rose Bay, Double Bay, Paddington, Woollahra, Waverley, Queens Park, Charing Cross, Watsons Bay, Point Piper, Darling Point, Edgecliff, Bellevue Hill, Malabar, Little Bay, La Perouse and Matraville.

Common questions about gutter repairs in the Eastern Suburbs

Who is responsible if roof water runs onto a neighbour in the Eastern Suburbs?

Waverley Council only investigates water running from one property to another where there is clear evidence of defective roof drainage or a deliberately altered water path, not where it comes from natural fall or only in extreme weather. Gutters and downpipes in working order are what keep a property on the right side of that test.

Do I need council approval for roof work in the Eastern Suburbs?

In the Eastern Suburbs it depends on the council and on whether the house sits in a heritage conservation area. Waverley Council lists 17 heritage conservation areas, including Bondi Beach, Charing Cross and Queens Park, where roof material and colour are assessed and most external work needs consent. Woollahra Council’s DCP does not permit concrete roof tiles in the Paddington conservation area, and Randwick treats repainting an already painted surface as maintenance that does not need consent.

Why do roofs corrode faster in the Eastern Suburbs?

Roofs in the Eastern Suburbs corrode faster because many streets sit close to breaking surf, and salt attacks steel sheeting, fixings, flashings and gutters. The National Construction Code puts a home within 100m of breaking surf in the harshest corrosion category, requires an AZ200 or AM150 coating between 100m and 200m, and only applies the standard category beyond 1km.
