Coogee went from a place of tourism and leisure to a place to live in the early twentieth century, and its heritage areas still hold the houses and flats of that period. Large Federation and Inter-War houses face Baker and Leete Parks from Thomas, Higgs and Dudley Streets, while Inter-War bungalows and flat buildings make up the Edgecumbe Estate at Brook Street and Dudley Street. In heritage conservation areas like these, the Randwick DCP aims to keep the characteristic roof forms and asks for repairs in matching materials.
In the Dudley Street area the Randwick DCP records traditional pitched roofs, a number of them steeply pitched gables, and the Californian bungalows of the Edgecumbe Estate have hipped and gabled roofs. Terracotta and slate last a long time. What wears out is the bedding and pointing under the ridge and hip caps, and the valleys where two roof planes meet, so those are checked and repaired first.
The DCP records flat roofs, with or without a parapet, on the residential flat buildings of the Edgecumbe Estate, and flat roofs with parapets next to hipped roofs in the Moira Crescent area, which council calls the best grouping of Inter-War residential flat buildings in Randwick City. Water on these roofs usually leaves through a small number of outlets at the parapet. When one blocks with leaves, water sits on the roof and finds the weakest joint in the membrane or flashing, so outlets and joints are the first things to check.
The Dudley Street houses sit on elevated sites with views of the Pacific Ocean to the east and north, and the council controls for this stretch of coast ask for plants that can handle exposed and windy coastal conditions. Wind is what lifts loose ridge caps and drives rain under slipped tiles, so on these roofs the fixing of ridges, hips and edge tiles matters as much as any broken tile.
For the Dudley Street area the Randwick DCP lists terracotta tiles and slate roofing and says original fabric is highly significant and should be retained and maintained. On heritage items and contributory buildings the same DCP keeps chimneys, does not allow roofs to be re-pitched for attic rooms, and asks for repairs in matching materials. For a roof repair that means resealing chimney flashings rather than taking the chimney down, and matching tile profile and colour on every patch. Where a change is needed, talk to council before the work is planned.
It may be. Areas on the council list that take in parts of Coogee include Dudley Street, with houses on Thomas, Higgs and Dudley Streets facing Baker and Leete Parks, Edgecumbe Estate at the corner of Brook Street and Dudley Street, and the Moira Crescent area, which covers Moira Crescent and part of Marcel Avenue and sits partly in Coogee and partly in Clovelly. To check one address, council points owners to the heritage schedule of the Randwick LEP.
Trees. In the Edgecumbe Estate council records Saw Toothed Banksias, Coastal Banksias and Broad Leaf Paperbarks along the verges, and the Dudley Street houses face palm, pine and fig plantings in Baker and Leete Parks. Leaves and bark from these trees collect in gutters and outlets, so homes near them are worth clearing more than once a year.
