Roofs in Clovelly

Clovelly is a suburb of shared roofs. In the 2021 Census, flats and apartments made up 46.3 per cent of occupied homes; semis, terraces and townhouses 26.3 per cent; separate houses 25.0 per cent. So for most homes here, a roof job involves a neighbour, a strata committee or both.

Modern Clovelly grew with the tram. The council history of Clovelly records subdivision beginning in earnest in 1909, the tram line completed in 1913 and a boom by the 1920s. Early homes were mostly modest, and on Greville Street many used some sandstone quarried in nearby Knox and Fewings Streets. The DCP local character controls for the Northern Coast area, which takes in the coastal parts of Clovelly, note Federation, Inter-War, Art Deco and mid-century designs, and point new work towards masonry, slate and terracotta tiles and sandstone.

On the hilltop around Moira Crescent and part of Marcel Avenue, the Moira Crescent heritage conservation area lies partly in Clovelly and partly in Coogee. Council calls it the best grouping of Inter-War residential flat buildings in Randwick, with red or liver brick walls, red terracotta tiles, and both hipped roofs and flat roofs with parapets. For heritage items and contributory buildings, the DCP says roofing materials used in repairs must match the existing ones and chimneys must be kept. Before maintenance on a heritage item or in a conservation area, owners must get written advice from council.

In Clovelly we repair cracked terracotta, repoint ridges, clear flat roof outlets behind parapets and fix gutters and downpipes. Our Eastern Suburbs work is fully insured. NSW contractor licence 500439C, held by Sergio Olea.

Frequently Asked Questions

Minor repairs may not need a development application, but you still need to ask council first. The Randwick DCP lists minor repairs to roofing and repointing of brickwork and masonry as maintenance that may not need consent, and says written advice must be obtained from council before any work starts. Where no consent is needed for a heritage item or a property in a conservation area, you get a Heritage Exemption Certificate from council before the job begins. Council asks for a description of the work, plans showing where it is, photos of the existing condition and product details, and we can supply the roof photos and a written scope for it.

Yes. About one in four Clovelly homes is a semi, terrace or townhouse in the 2021 Census, so this is common work here. On a semi the roof runs across both homes, so a repair on your side has to sit neatly against the neighbour. We match the tile profile and colour, check the ridge capping and flashings along the party wall, and tell you if the water is coming from the other half. For heritage buildings the Randwick DCP suggests that, when matching tiles are hard to find, sound tiles from the back or sides can be moved to the front, with new tiles at the back matched as closely as possible.

Inter-War flats, semis and red terracotta

Clovelly roofs are mostly shared roofs. Close to half the homes are flats and about a quarter are semis, terraces or townhouses, according to the 2021 Census. Modern Clovelly grew around the tram line completed in 1913, and the Inter-War flat buildings around Moira Crescent, partly in Clovelly and partly in Coogee, are now a heritage conservation area.

Flat roofs behind parapets

Around Moira Crescent, the Randwick DCP notes both traditional hipped roofs and flat roofs with parapets. On a flat roof behind a parapet the water has to get out through its outlets, so one blocked outlet can pond water over the top floor units. We clear the outlets, check the parapet cappings and reseal the flashings where roof meets wall.

Red terracotta that has to match

Red terracotta tiles are listed among the character values of the Moira Crescent area, where the Randwick DCP says original fabric should be maintained. For heritage items and contributory buildings, roofing materials used in repairs must match the existing ones and chimneys must stay. We swap cracked tiles for matching profiles, rebed and repoint ridge capping, and keep the original tiles wherever they are still sound.

Heritage shop rows on Clovelly Road

Some buildings with shops below and homes above on Clovelly Road are listed heritage items, such as the Walders Corner group at 319 to 325 Clovelly Road near the corner of Arden Street. In that row, 323 shares common walls with 321 and 325, so a failed flashing or gutter on one roof can show up as a leak next door. For the smaller commercial centres on Clovelly Road in the Northern Coast character area, the DCP expects historic roof forms and facade detailing to be kept where they add to the streetscape.

Roof colours near the coast

The local character controls for the Northern Coast area, which takes in the coastal parts of Clovelly, say exterior colour schemes must complement the natural elements of the coast. For development on land mapped as Foreshore Scenic Protection Area, the DCP also asks for mostly light toned neutral colours, no highly reflective surfaces or bright colours, and finishes that stand up to coastal weathering. Check with council whether your home is in that area before you choose a roof painting colour.

Questions from Clovelly

Is all of Clovelly a heritage conservation area?

No. The Moira Crescent heritage conservation area covers Moira Crescent, part of Marcel Avenue and several lots fronting Clovelly Road, and lies partly in Clovelly and partly in Coogee. Some individual buildings are also listed heritage items, such as Pohills Corner at 317 Clovelly Road. Council has a heritage page that links to the current LEP heritage list, so you can check your address before roof work.

Do you work on strata blocks in Clovelly?

Yes. Close to half the homes in Clovelly are flats or apartments, so many roofs here are looked after by a strata committee. We inspect the whole roof, including gutters, outlets and ridge capping, and send one written quote the committee can table at its next meeting. Get a free quote.
