Vaucluse has two sides as far as roofs go. The western side follows the harbour foreshore in a well treed landscape, where newer flat roofed houses sit among the gardens and parks. The eastern side sits on an exposed plateau with Federation and Inter-War bungalows and flat buildings, and those older roofs are repaired to match what is already on them.
Council describes Vaucluse West as a well treed landscape of street trees, gardens and foreshore parks such as Nielson Park and Parsley Bay, and aims to keep that canopy. It all ends up in gutters, valleys and downpipes. In Woollahra most trees over 5m tall or with a crown spread over 3m need a Council permit to prune, even neighbour branches over your boundary, so we check before cutting back anything over a roof.
The precinct statement notes that recent houses in Vaucluse West have tended to be three storeys with flat roof designs. A flat roof drains through a few outlets, and under the harbour side canopy those outlets are the first thing to block. Water then sits on the membrane and finds any weak joint. Clearing the outlets and checking the membrane edges keeps these roofs dry.
Vaucluse East sits on the plateau of the peninsula, and its highest parts look across the harbour and the ocean. Council notes that this exposed location has left a sparser tree canopy than the western side. Fewer leaves reach the gutters, but the roofs sit in the open, so ridge capping, pointing and flashings take the hits and are repointed or resealed before small gaps turn into leaks.
For Inter-War flat buildings the DCP asks that roof repairs match the original roofing in type, profile, colour and materials, and rules out concrete tiles and corrugated metal. The Bell Street heritage conservation area, by the bend of Old South Head Road, holds late Victorian cottages of weatherboard and corrugated iron. There the principal roof forms, including pitch and chimneys, are kept, and significant fabric is swapped only for a similar material and type.
Woollahra Council points owners to the NSW Planning Portal Spatial Viewer, linked from its heritage and development page: enter the address, then under the Layers tab select the principal planning layers and then Heritage. If you are buying, the section 10.7 planning certificate attached to the sale contract also shows it. Check before any roof work that changes how the roof looks.
Under the heavy canopy on the harbour side, twice a year is a sensible minimum, with an extra check after a storm. On the more open eastern plateau once a year is usually enough. Gutter guard cuts down the build up between cleans, but it does not do away with them.
